1. if u have GAship, include that document and have your employer write a letter of good standing and stuff like that. it will count.

2. official (sealed) transcripts from your school.

3. if no GA, a good bank statement !

these, i wud say, are essentials... rest you can add as you please but personally i don't think u need to

No you do not need Police Report. . .
Documents Needed:

*I-20 with recent travel Signature.
*If you have Graduate Assistantship, A letter from your School.
*Register for classes for next Semester and show them that you're coming back to US for continuing  Study
*Recent Transcript--US Embassy doesn't allow you to take Sealed Envelope during Interview..
*Bank Statement
*Zero Balance Certificate from Registar's Office (Show them you've paid all the Balances)
*Student ID Card (Trust me it's a good impression on the Consular, Put that ID card on the first page of your File)
*If you have money in your account in US, Take that certificate too.

That's all you need.. I renewed my Visa in May 2010 and it was very Easy.

Good Luck.

I didn't take any relationship statement, So i dont' think you need any relationship statement. However i took LALPURJA of the lands we own.
You don't need any translated or any property statement. Just take the Lalpurja....
The lady consular didn't even open my File. All she looked was my I-20 and she asked few questions like:
(1) Why did you come to Nepal ?
(2) What are you studying ? Are you doing any research ? What's the Topic of your Research ? Who's your advisor ?
(3) When are you getting married ?

Thats all. Be prepared to answer above questions.

Let me know if you have any other questions..
